For a long time, Calgarys real estate market was heavily dependent on energy prices. In 2005–2008, when oil prices were at their peak, the city was literally booming. The rental vacancy rate was practically zero, and real estate prices were comparable to those in Toronto. Then difficult times began for Albertas economy: energy prices collapsed, most companies shut down production because it was no longer profitable, and many people moved to other provinces. Albertas real estate sector also entered a crisis. Prices did not exactly fall, but they stopped growing. The house has been carefully placed in a copse of trees at the easterly end of a large meadow. Two major building volumes indicate the house organization. A grounded 2-story bedroom wing anchors a raised living pavilion that is lifted off the ground by a series of exposed steel columns. Seen from the access road, the large meadow in front of the house continues right under the main living space, making the living pavilion into a kind of bridge structure spanning over the meadow grass, with the house touching the ground lightly on six steel columns. The raised floor level provides enhanced views as well as keeping the main living level well above the 3-4 feet of winter snow accumulation that is typical for the upper Methow Valley. To further emphasize the idea of lightness, the exposed wood structure of the living pavilion roof changes pitch along its length, so the roof warps upward at each end. The interior exposed wood beams appear like an unfolding fan as the roof pitch changes. The main interior bearing columns are steel with a tapered V-shape, recalling the lightness of a dancer. The house reflects the continuing FINNE investigation into the idea of crafted modernism, with cast bronze inserts at the front door, variegated laser-cut steel railing panels, a curvilinear cast-glass kitchen counter, waterjet-cut aluminum light fixtures, and many custom furniture pieces. The house interior has been designed to be completely integral with the exterior.

The slender form is positioned against the long north edge of the site in order to maximize the solar exposure to the south. A 22 foot south facing sliding door system connects the main living space with the wooden deck and landscape, blurring the line between interior and exterior. The floorplan is a connected flow of open and overlapping spaces. In addition to the passive solar scheme, further efficiency is achieved through in-floor radiant hydronic heating, natural ventilation, a heat recovery ventilator and an efficient lighting design.

Due to its proximity to the rugged and sloping creekside bank to the west, the house was subject to strict environmental and geotechnical conditions, including a required setback from the top of the bank that pushed the building’s foundation eastwards. The resultant footprint was awkwardly narrow, so to gain back valuable space, a portion of the main and upper floor is cantilevered back out past the foundation, allowing the native creekside vegetation to grow up, under and around as an uninterrupted, wild, forest floor.

The Washington Park Residence sits on a bluff overlooking Lake Washington with views of the Eastside and Cascades beyond. The house takes advantage of the site by contrasting mass and transparency to capture broad, unobstructed views while preserving privacy. Thick, thermally insulated concrete walls are layered and modulated on the street side of the house to provide carefully framed views from west facing rooms, add depth and shadow to the facade, and orchestrate the entry sequence through the courtyard to the front door. Upon entry, the transparency of the east side of the house is revealed with floor to ceiling windows and doors connecting to a stone terrace. The green roof mitigates storm water runoff while the geothermal heating system reduces fossil fuel consumption.

CCS Architecture have designed a home for a couple in Mill Valley, California. The site was the inspiration and the guiding element for the architecture: vast views of Mt. Tamalpais, intimate connections to groves of redwood trees, and a steep incline. The lower floor is built into the hillside, while the upper two are open to daylight and views. The first floor includes the garage, entry, painting studio, gallery, and guest quarters. The top floor contains two bedrooms, a home office, and a ramped bridge that leads to an upper yard and pool. Natural copper is the primary exterior material, wrapping the second floor of the house to emphasize the location of the main living spaces. Walls below the second level are exposed concrete; those above are cement plaster. The interior evokes the feeling of a gallery in the country, with white walls, expanses of glass, and wide-plank oak floors.

Various strategies were explored and incorporated to integrate the house into the site with a portion of the house burrowed into the ground and other portions rising off the ground to allow parking access underneath.
